What a rewire costs
That band is a guide, not a menu price. Every rewire is surveyed and specified in writing before we give you a firm price, and the price we agree is the price you pay. Partial rewires, larger homes and occupied properties are quoted the same way, from a proper survey.

Rewiring regulations: what the law requires
Rewiring a home, wiring a new build, or rewiring a loft conversion, extension, office or shop is notifiable work under Part P of the Building Regulations. That means the work must be signed off, either through your council's Building Control team or by a registered electrician working under a competent person scheme. Electrical Safety First is clear that homeowners and landlords must be able to prove the work meets Part P, and a council can require non-compliant work to be altered or removed.
We are NAPIT approved, a government-recognised competent person scheme for electrical work in dwellings, so we self-certify your rewire or installation as we go. There is no separate application to Building Control for you to make, and no extra council fee. You get an Electrical Installation Certificate confirming the work meets BS 7671, the IET Wiring Regulations, plus Part P compliance paperwork through our NAPIT registration. Keep both with your house paperwork: a solicitor, mortgage lender or insurer may ask to see them.
BS 7671 itself is updated periodically, most recently with Amendment 4:2026, published in April 2026 and mandatory for all new work from 15 October 2026. We keep our certification current, so the paperwork you get reflects whichever edition applies on the day. How long does a full rewire take?

How much does a rewire cost in Bristol?
Most full domestic rewires come in between £4,500 and £6,500 + VAT (£5,400 to £7,800 inc VAT). It is a guide band rather than a menu price: we survey and give you a written specification with a firm price before any work starts. Our house rewire cost guide explains what moves the number.
Will a rewire mean redecorating?
Some chasing into walls is usually unavoidable. We keep it tidy, make good as we go, and plan the route with you first, so you know exactly what to expect room by room.
Can you work alongside our builder?
Yes, new builds, lofts and extensions are usually a team effort. We coordinate directly with your builders and contractors so first fix and second fix land on schedule.
Do we need to move out during a rewire?
Often not. We can work room by room. For bigger jobs it's sometimes easier to be out for part of the work; we'll talk it through when we survey.
Do I need permission to rewire my house?
Yes. Rewiring is notifiable work under Part P of the Building Regulations. We are NAPIT approved, so we self-certify the work through NAPIT's competent person scheme. That gets you the Building Regulations compliance certificate as part of the job, with no separate council application or fee for you to arrange.
What certificate will I get after the work?
An Electrical Installation Certificate confirming the work meets BS 7671, the current IET Wiring Regulations, plus Part P compliance paperwork through our NAPIT registration. Keep both with your house paperwork. They are what a buyer's solicitor, a mortgage lender or your insurer will ask to see.
Do I need a full rewire, or just an inspection?
Not always a full rewire. Electrical Safety First is clear that age on its own is not the test, condition is. If your wiring has not been checked in the last 10 years, or you are noticing burning smells, buzzing sounds or a fuse box that trips repeatedly, start with an EICR inspection.
