Working in Southmead

Southmead grew up between the wars as one of Bristol's large council estates, and today it is a mix of those solid 1930s homes, many now privately owned, alongside newer housing, with Southmead Hospital on its southern edge and Westbury-on-Trym, Henbury and Horfield around it. Badock's Wood runs along the western side.

The houses were built well, but the electrics have usually been changed only once or twice since, and the fuse board is often the oldest part. We give a free estimate, a fixed price, and the same published prices as everywhere else in Bristol.

Southmead's 1930s homes and their electrics

A 1930s house was wired for very little by today's standards, and most in Southmead were rewired at some point in the 1960s, 70s or 80s. That second-generation wiring is often still in reasonable order, but the protection around it has moved on: modern boards give each circuit its own RCD protection, and bathrooms and outdoor sockets need it as standard.

So the most common job we see here is not a full rewire but a fuse board replacement with a few remedial items: an earth added to an old lighting circuit, a socket moved out of a bathroom, bonding brought up to date.

Before the new kitchen or bathroom goes in

If you are planning a new kitchen or bathroom, it is worth having the electrics checked first. An induction hob, an electric shower or a bathroom with new lighting will all need circuits and protection the old board may not offer, and it is far cheaper to sort that before the tiles go on. An EICR is from £225 + VAT for a two bedroom home and £250 + VAT for three.

When a rewire is the right answer

Where the wiring itself is past its best, with old rubber-insulated cable or circuits that fail insulation tests, we will recommend a rewire rather than patching around it. A full rewire starts from £4,500 + VAT for a one-bed flat and from £5,400 + VAT for a three-bed house, surveyed and specified in writing first.

Landlords

Rented homes need an EICR at least every five years, with a copy to the tenants within 28 days. We do the inspection, explain any findings and quote remedial work as a fixed price. Our landlord guide covers the rules in full.
