South Bristol, area by area
Each area page covers the homes we work in there and the questions local customers ask.
Bedminster and Southville
Victorian terraces either side of North Street and East Street, many with loft conversions and knocked-through kitchens.
Knowle, Totterdown and Brislington
Totterdown's steep terraces, the semis of Knowle and Brislington, and the interwar estate of Knowle West.
Bishopsworth and around
Our home patch: Bishopsworth and Headley Park, Bedminster Down, and the post-war estates of Hartcliffe and Withywood.
Hengrove, Stockwood and Whitchurch
Largely post-war homes, many with drives and garages, where EV chargers and garage supplies are practical.
Just south of the city
The villages over the city edge, where older cottages and larger gardens bring their own jobs.
South Bristol homes and their electrics
South Bristol's housing was built in three broad waves, and each wave tends to need something different from its electrics. Knowing which one a house belongs to is half the survey, and it is why our quotes land close to the final bill.
Victorian and Edwardian terraces
The terraces of Bedminster, Southville, Windmill Hill and Totterdown have usually been rewired at least once, often in the 1960s to 80s, then extended with a loft, a side return or a knocked-through kitchen. The typical finding is a patchwork: newer circuits on an old board, a kitchen sharing a circuit with half the ground floor, and no RCD protection on the older circuits. A board change with remedial work often sorts it; where the old cable is past its best, a rewire is the honest answer.
Interwar homes
Knowle West, Bedminster Down, Headley Park and much of Knowle and Bishopsworth were built between the wars, as council estates and as private semis. Most have been rewired since, but the fuse board is often the oldest part left, and an EICR is the quickest way to see whether the house needs a new board, a few remedial items or more.
Post-war estates
Hartcliffe, Withywood, Stockwood and much of Hengrove and Whitchurch were built after the war. Their wiring is usually PVC-insulated and often still tests well, so the work tends to be modern protection, extra circuits for kitchens and showers, and EV chargers on the drive rather than full rewires.
Landlords in South Bristol
Bedminster and Brislington West are selective licensing wards, so most privately rented homes there need a council licence, and a house shared by three or more people from two or more households needs an HMO licence anywhere in Bristol. The council's licence checker confirms it for an address, and our landlord EICRs start from £200 + VAT.
