Working in Cotham
Cotham climbs from Cotham Hill towards Kingsdown, a short walk from the University of Bristol and the Bristol Royal Infirmary, which is why so many of its tall Victorian houses are now flats or shared homes. Owners, landlords, freeholders and letting agents all have a stake in the same building, and the electrics have to make sense to every one of them.
We are used to coordinating access through agents, working around tenants and keeping communal areas lit while we work. Estimates are free, every price is fixed and itemised, and the same published prices apply as in the rest of Bristol.
Flats, shared houses and the landlord's supply
In a house divided into flats, each flat normally has its own meter and fuse board, and a separate landlord's supply runs the hall and stair lighting, any fire alarm system and anything else in the shared parts. Over the years alterations can blur those lines, and an EICR of the building should trace every circuit back to the board that feeds it.
For landlords, the rules are clear: the electrics in a private let must be inspected at least every five years, with the report given to tenants within 28 days, to new tenants before they move in, and to the council within seven days if it asks.
Licences for shared houses and lets
A shared house let to five or more people from two or more households needs a mandatory HMO licence, and since August 2024 Bristol City Council has licensed three and four person shared houses across the whole city. Cotham is also one of the wards with selective licensing, so most privately rented homes here need a licence even when they are let to one household. The council's fire safety standard for licensed HMOs asks for interlinked, mains-powered detection with a heat detector in the kitchen, and our HMO electrical safety page sets out what that means in practice. HMO EICRs are from £350 + VAT.
Summer turnarounds
For student lets, the gap between one group of tenants and the next is the best time for remedial work or a board change. Book the inspection before the house empties, and we can plan any work for the weeks it stands empty.
Period rooms
Cotham's high ceilings and plasterwork deserve care. Where a flat needs a rewire, we plan cable routes from above or through existing voids wherever we can, and agree in advance which walls can be chased.
