Working in Bishopston
Bishopston runs either side of Gloucester Road, one of the longest stretches of independent shops in the country, with the County Ground on Nevil Road and St Andrews Park just over the border in Montpelier. Most of its streets are long terraces from the late Victorian and Edwardian building boom, and many have been extended upwards and outwards since: dormer lofts, side returns and kitchens opened into the back room.
Each of those projects added circuits to whatever board the house had at the time, so we often find a newer loft circuit fed from an old fuse box, or a kitchen that shares a circuit with half the ground floor. We sort that out properly, with a free survey first and a fixed, itemised price. North Bristol is a regular part of our patch, and the same published prices apply here as in South Bristol.
Bishopston's terraces, lofts and kitchens
A typical Bishopston house is a two or three storey terrace with a narrow hall, the meter and fuse board under the stairs or in the front bay, and a garden reached through the kitchen. Plenty were rewired once in the 1960s, 70s or 80s, and that wiring is now forty or more years old. It may still be serviceable, which an EICR will tell you, but it was never designed for induction hobs, electric showers and a car charger all at once.
The most common thing we find is not dangerous wiring so much as a muddle: circuits added over the years with no record of what feeds what, and a board with no spare ways and no RCD protection for the older circuits. Tidying that up is usually a board change with some remedial work, not a full rewire.
Loft conversions
A converted loft needs its own lighting and socket circuits, and under the Building Regulations the house needs mains-powered, interlinked smoke alarms on the escape route down through the house. If the fuse board has no spare ways or no RCD protection, the loft is the natural moment to replace it, because the builder has the floors up and the plasterer has not yet been in. We work around your builder's programme, first fix before the boards go down and second fix after decorating.
Knocked-through kitchens
Opening the kitchen into the back room usually moves the cooker, the hob and the sockets, and an induction hob or a range cooker often needs a heavier circuit than the old cooker had. We size the circuits for what you are actually fitting, and position sockets and switches to suit the new layout rather than the old walls.
Full rewires in a Bishopston terrace
When a full rewire is the right answer, we always try to have the house empty, as it is safer and quicker, so we will ask you to move out for the work if you can. We work from the top floor down, lifting floorboards and feeding cables through the voids to keep chasing to a minimum. A full rewire starts from £4,500 + VAT for a one-bed flat and from £5,400 + VAT for a three-bed house, and the survey is where the route through each room gets agreed.
Landlords in Bishopston
Bishopston and Ashley Down is one of the Bristol wards with selective licensing, so most privately rented homes here need a council licence as well as an in-date EICR, and a house shared by three or more people from two or more households needs an HMO licence anywhere in the city. We carry out the landlord EICR and price any remedial work as a fixed, itemised quote.

Frequently asked questions
How quickly can you get to Bishopston?
Usually within a few days for routine work. If something is urgent, say so when you call and we will be straight with you about when we can come.
Do you charge extra to come out to Bishopston?
No, Bishopston is a regular part of our patch. Estimates are free, and any visit cost is agreed when you book, not sprung on you later.
Can you add circuits for a loft conversion in Bishopston?
Yes. We fit the loft's lighting and socket circuits, the mains-powered interlinked smoke alarms the Building Regulations ask for, and a new fuse board if the old one cannot take the extra circuits, all tested, certified and notified.
